We look for land (10-120+ acres) and we also have a separate department that looks for mortgage-free second or vacation homes! When we market for land or homes, we use multiple channels, which include direct mail, emails, texts, ringless voice mails and we now are using cold calling with humans and robots(who knew).
For the majority of the people we contact to purchase either their land or home, we usually don't come to a number that makes sense for me as an investor and what they want for their property. It's for this reason that I always like to be be to offer to these folks an option to consider using an excellent Realtor that I just happen to know, hence the necessity to find and work with Realtors in many locales.

Because of the plateau the runs almost the entire width of the property,
if split into 10 acre parcels, both would have a really nice view of the neighborhood below.
