We look for land (10-120+ acres) and we also have a separate department that looks for mortgage-free second or vacation homes! When we market for land or homes, we use multiple channels, which include direct mail, emails, texts, ringless voice mails and we now are using cold calling with humans and robots(who knew).
For the majority of the people we contact to purchase either their land or home, we usually don't come to a number that makes sense for me as an investor and what they want for their property. It's for this reason that I always like to be be to offer to these folks an option to consider using an excellent Realtor that I just happen to know, hence the necessity to find and work with Realtors in many locales.

Larry King - It that looks like a passport picture, it should, recently got back from London and realized my passport expires on June 1st, so here's my mugshot. Anyway, below is a partial list of the people that I have networked with in my business.
Between the group below there is well over 100 years of real estate investing experience. The networks of people below span the country from California to the tip of Vermont and in their networks we have investors and bankers and mortgage folks and construction people you name it and they are there.
The saying the "your net worth" is based on your "network" seems to be accurate.
Anish Dave is the COO for one of the largest and most successful RE investment groups in America. He has access to resources nationwide for most aspects of investing and offers mentorship programs and jv’ing on deals.
Joe McCall is a nationally acclaimed expert in the Lease Option arena, his resources cover the entire country, heck his FaceBook group has over 15,000 subscribers.
Jim Van Dyke has been in the investing world for over 2 decades and offers not only an extensive list of hard money lenders, over 3,000. But also has a huge cash buyers list of properties for deals that make sense.
Irv Blander and I go back almost 20 years now, he is a hard money lender, my partner and I borrowed just over a million dollars from Irv back in the 90s when a million dollars was a lot of money.
Gavin Timms is a deal structuring expert, he has been instrumental in the design and implementation of our entire business structure and strategy. We discuss almost daily deals, ideas how to better service people who need to sell their home.
Ryan Kuhlman is the president of the Nat’l REIA. He and his partner Anish are based in the SE part of Florida, however the network if investors, buyers, lenders etc… extends far beyond the Miami Dade area.
